RENTAL INSPECTION LAW SUMMARY

Effective January 1, 2009 Forty Fort will introduce a new rental inspection / occupancy permit system. All rental properties will be required to undergo an inspection every two years. Upon passing inspection an occupancy permit, valid for two years will be issued. 

 

The inspection will be performed to insure compliance with the International Property Maintenance Code 2006 edition. Copies of the code are available from the International Code Council,

At the time of inspection landlords must certify compliance with the “Three Strikes Ordinance” and the Residential Lead-Based Paint Hazard Reduction Act of 1992. A Landlord / Tenant reporting form must also be submitted.

 

To ease implementation of the new procedure rental properties located on the following streets will require inspection in odd numbered years starting in 2009:

 

Arlington Rd., Bedford St., Bidlack St., Crisman St., Dana St., Dennison St.,
Dilley St., Dunn St., Durkee St., Englewood Terr., Filbert St., Hughes St.,
Mack Pl., Milton Terr., Murray St., Oak St., Owen St., Pearl St., Rose St.,
Seminary Pl., Shoemaker St., Slocum St., Sullivan St., Taylor Pl., Terrace St., Tripp Manor,
Tripp St., W. Pettebone St., Wesley St., Yates St.,Yeager Ave.

 

Rental properties located on the following streets must be inspected in even numbered years starting in 2010:

 

Butler St., Cayuga St., Center St., Colonial Gardens, Culver St.,
E. Pettebone St., Earl Pl., Elizabeth St., Fort St., Mohawk St.,
Myers St., Oneida St., Orchard Pl., Pomona St., Ransom St.,
River St., Rutter Ave., Seneca Pl., Shook Pl., Snowden St., Sunset Ct.,
Susquehanna Ave., Turner St., Virginia Terr., Walnut St.,
Welles St., Wyoming Ave.

 

            The fee for inspection and occupancy permit is $50.00. If inspection is not scheduled by May 31 of the year in which inspection is due an additional charge of $200.00 will be added. Failure to schedule inspection by August 31 of the designated year will result in revocation of occupancy permit for one year.
